David Lee is the Founder and Chief Executive Officer of ValueRock Realty Partners. Over the years, Lee's reputation as a creative and visionary leader has been supported by strategic and well-timed investment moves. Lee and his management team members have successfully been involved in over $30 billion of transactions.

Lee's experience in the investment arena includes founding a retail property operating company, a financial services company advising ultra-high net worth families, a real estate private equity firm, and a real estate investment advisory firm.

Lee committed significant personal resources as well as his own capital to build ValurRock Realty Partners into a world-class institutional-quality investment platform. This vertically- integrated real estate company operates a two million square foot plus portfolio of retail and mixed-use properties located throughout the Western US including Hawaii. In Hawaii, ValueRock is one of the largest private owners of grocery anchored retail shopping centers.

Under Lee's direction, ValueRock Realty Partners, provided extraordinary investment performance for its investors during the last 20 years despite a challenging landscape. It completed a number of successful transactions including the acquisition of large individual retail properties as well as portfolios of high-quality, grocery anchored centers. The firm's investment performance has been driven by discipline, focus, in-depth market research and critical investment timing. Lee demonstrated discipline and foresight by disposing of much of its portfolio between 2005 and 2006. He then patiently waited on the sidelines from 2007 to 2010 while the market remained unstable. This keen investment instinct and expertise created an impeccable track record of investment success. Under Lee's guidance, the firm has never given a property back to a financial institution and has no legacy assets.

Some of his recent transactions included the acquisition and aggregation of one-million-plus square feet of premium grocery-anchored centers located in the Western U.S. The firm also completed the highly profitable acquisition and resale of a West Coast retail portfolio of 15 properties in under fifteen months during the peak of the recent recession in 2009.

Lee received a scholarship to attend the University of Southern California where he earned a bachelor's degree In Finance with an emphasis in Real Estate. He began his commercial real estate career in 1989. By the time he was 30, Lee and his partners had been involved with over 20 properties as principals. By the age of 40, Lee had been involved with over 100 principal transactions, enhancing his instinct and discipline for critical investment timing.

Today, Lee's work extends well beyond his business success to benefit the community at large. Some of the charities and organizations supported by Lee and his firms include: Ford's Theatre, Casa for children, Vista Del Mar, Prentice School, Boys and Girls Club, Canyon Acres Children and Family Services, Children of the Nations, Dyslexia awareness organization, and Susan G Komen, among many others.



As Chief Financial Officer for ValueRock Realty Partners, Ms. Patty Chin is responsible for all financing, financial reporting and accounting matters for the company. She is also a member and team leader of the investment committee. In this capacity, she is a member of a team focused on evaluating retail and mixed-use property acquisitions, on a national level, building a portfolio of core, core-plus, and value-add properties.

Ms. Chin joined ValueRock at its inception. She has helped to create and implement ValueRock's corporate governance policies and has been involved with the executive management team in creating the firm's unique corporate culture and core values.

Ms. Chin brings more than 10 years of an extensive background in complex financial structuring of transactions, as well as corporate tax structure. Over the course of her career Ms. Chin has been involved in several billion dollars of real estate transactions, involving acquisitions, financing, compliance, advisory, and dispositions. Prior to joining ValueRock, she as CFO for Diversified Equity Investment Corporation, a family investment holding company.

Ms. Chin has a bachelor's degree in Accounting from Pace University in New York.




Senior Vice President, Investments

Dennis Vaccaro is Senior Vice President, Investments of ValueRock Realty Partners where he leads acquisitions and dispositions for the company. He brings more than 20 years of hands-on experience in retail and mixed-use commercial property investment, and has completed over $3 billion in transactions over the span of his career. Mr. Vaccaro’s specialty lies in acquisitions, dispositions, and advisory services including anchored, non-anchored retail, mixed-use, single-tenant retail, sale leasebacks, and retail portfolio assets.

Prior to joining ValueRock, Mr. Vaccaro served as Senior Managing Director at Faris Lee Investments, a leading investment advisory firm. As a founding member, he played a major role in the firm’s unmatched success. It was there he successfully completed some of the nation’s most creative and complex transactions including break-up strategies, Tenant-in-Common (TIC) deals, debt restructuring, sale-leaseback portfolios, and major tenant repositioning. His resume is extensive and includes transactions of all sizes located throughout the United States.

Mr. Vaccaro is a high-level investment professional. His years of experience provide him the ability to identify and address both the positive and the challenging aspects that come with every transaction.

Mr. Vaccaro is an active member of the International Council of Shopping Centers (ICSC), and a regular panel member at commercial real estate conferences throughout the western US. He earned his bachelor’s degree from the University of California at Irvine.



Clifford Ogata is Senior Managing Director of Asset Management - Hawaii for ValueRock Realty Partners. In this role, Mr. Ogata handles strategic management of ValueRock Realty Partners' Hawaii commercial real estate holdings encompassing more than 1.1 million square feet of assets. Mr. Ogata is responsible for strategic asset management, high level real estate and commercial asset acquisitions, management for all leasing activities and property management. He is also a State and County Government liaison on behalf of the firm.

Mr. Ogata brings more than three decades of commercial banking experience in executive bank management with an emphasis in commercial real estate lending, client relationships, credit administration, corporate banking and credit /loan portfolio restructuring. Mr. Ogata joined ValueRock in 2007 from Central Pacific Bank, the primary subsidiary of Central Pacific Financial Corp., a Hawaii-based financial institution with $4.8 billion in assets. During that time he served as a Senior Vice President and Division Head of Commercial Real Estate at Central Pacific Bank for the states of Hawaii, California, and Washington, managing more than $2 billion in loans. Senior Management roles included Member of Management Loan Committee, Board Loan Presentations, Asset Management, Budget Analysis and Human Resouces.

Prior to his role at Central Pacific Bank, Mr. Ogata was a Senior Vice President, Chief Lending Officer and Division Head, Corporate Banking with City Bank Hawaii. Senior Management roles included Chair of Management Loan Committee and Board Loan Presentations.

Underscoring Mr. Ogata's leadership, he was recognozed as the premier Employee Stock Ownership Plan and Association of Apartment Owners specialized lender for Hawaii. The recognition was due to Mr. Ogata's major role in creating a strong niche lending industry for both sectors, having aggregate loan volume and commitments of more than $1 billion. Based on his wide-ranging success and experience, Mr. Ogata has become known for his deep knowledge of the commercial real estate market in Hawaii and has developed an extensive network of relationships across the Hawaii business community.

Mr. Ogata was born, raised, and resides in Hawaii. He received his bachelor's degree in business administration from the University of Hawaii, Manoa Campus. He is a graduate of Pacific Coast Banking School and received an Honorable Discharge from the Hawaii Air National Guard, Jet Refueler of F-102 Delta Dagger and F -4 Phantom Jets during his Vietnam War tour of duty.



With more than 25 years of extensive experience in commercial real estate development and operations, Patrick Cox is responsible for acquisition strategy, leasing and construction of development and redevelopment opportunities for ValueRock Realty Partners. Additionally, he oversees all redevelopment of existing shopping center properties within the firm’s extensive portfolio, building on his value-add background.

Before joining ValueRock, Mr. Cox served as Senior Vice President and Partner of Commercial Development, a division of Steadfast Companies where he managed all facets of the firm’s commercial real estate portfolio. Throughout his 15-year tenure at the firm, he was an integral part of building the commercial platform amassing in excess of five million square feet of commercial real estate throughout the Western states. This includes, but is not limited to, the ownership/operation of a retail collection of assets consisting of regional malls, power centers and community shopping centers. Mr. Cox also helped guide the vertical development of the commercial platform’s office and industrial park projects throughout Southern California

Prior to Steadfast, he was Owner and President of JPC Properties, Inc., a full-service real estate company offering comprehensive development and asset management services for investors and clients. For over a decade, he was Vice President, Real Estate for Pacific Rim Properties, Inc. (PRP).There he was responsible for development projects in Orange, San Diego and Riverside Counties. Key areas of responsibility included project acquisition, design and governmental relations, implementation of development and marketing plans, construction management, and lender and financial partner relations. During his tenure at PRP, he managed, leased or sold over two million square feet of commercial properties. One of his major projects was the successful management, design and entitlement of The Baker Ranch, a 700-acre master-planned commercial/industrial business and retail park in South Orange County.

Mr. Cox earned a Bachelor of Science degree in Business Administration from University of Southern California with an emphasis in Real Estate Finance.
